Nuvision has one completed project in Woodside on record. We will not dress that up as more than it is. What we can point to beside it is the work on the same kind of ground: four finished homes in neighboring Portola Valley, on large hillside lots with the same geology, the same oaks and the same design-review culture, and three in Menlo Park at the bottom of the hill.

Rural lots, custom homes, and the systems a city house never needs

Woodside is a town of one-to-five-acre parcels, horse properties, redwood groves and ridgelines, with a small village center on Woodside Road and almost nothing built to a standard plan. Much of the town is off the sewer and some of it is off municipal water, so a project here starts with the land: the septic field, the well, the driveway grade, the fire-truck turnaround and the trees. Owners ask us for a few things in particular.

What the Town of Woodside asks of a project

  • Town of Woodside design review — the Planning Department at Town Hall on Woodside Road reviews new homes, additions and most exterior changes under the Residential Design Guidelines, with the Architectural and Site Review Board hearing larger projects. Natural materials, muted colors, low profiles and keeping the house below the ridgeline are the recurring themes. We build the review into the schedule.
  • Septic and wells — San Mateo County Environmental Health permits septic systems and wells, and the capacity of the septic field often decides how many bedrooms a house can have. We get that answer before anyone designs around a number the ground will not support.
  • Geotechnical and fire — hillside lots need a soils report and engineered foundations; the Woodside Fire Protection District reviews access, turnarounds, defensible space and sprinklers. Both are part of our first budget, not a surprise later.
  • Trees and grading — Woodside protects its oaks and redwoods and limits grading closely. Where the house sits, where the driveway runs and where a crew can stage are settled around the trees.
  • One quote that holds — detailed, line-item proposals before demolition, and changes priced in writing before they happen.
