Bring us your plans and your target. We'll tell you honestly whether your per-square-foot number holds for that specific design on that specific lot — and if it doesn't, exactly which scope or site factors are driving it. We'd rather flag a hard truth in week one than win a bid the project can't be built for.

Transparent, itemized bids

Our proposals separate labor and rough materials, contractor-supplied finishes and allowances, owner-supplied materials, fees and overhead, and exclusions — line by line. You see where every dollar goes, and the contract incorporates the full scope so there's one document of record.

Carrying costs are the silent killer of spec returns. We build a real construction schedule — trade by trade, inspection by inspection — and manage to it, with proactive permit and inspection coordination so the job never sits waiting on paperwork.
