Building in Sunnyvale, one city line over from home.
Kitchen and bathroom remodels, Eichler and ranch-house renovations, additions, ADUs and new homes across Sunnyvale, from a builder whose office is ten minutes up El Camino Real.
Sixteen Sunnyvale homes, and the office is just over the line.
Nuvision Construction has been building since 2009 from Mountain View, and Sunnyvale has been part of the work from early on. Sixteen Sunnyvale projects are on our books: hall baths and primary baths, kitchens, whole-house renovations, additions and detached ADUs, spread from the Cherry Chase and Cumberland neighborhoods down to the streets off Fremont and Hollenbeck.
Most came the way our work usually does, from a neighbor who watched a job go in. Each one is a red house on our map of where we have worked, drawn near rather than on the home.
Sunnyvale's housing stock, and what owners ask of it
Sunnyvale grew fast in the 1950s and 60s, and most of its single-family streets still show it: Eichler tracts around Fairbrae and Fairwood, low-slung ranch houses on quarter-acre lots, and 1970s two-stories near the Los Altos border. Owners here ask us for three things most often.
Kitchens and baths in Eichlers and ranches
Opening a galley kitchen into the family room, replacing a 1960s hall bath, and doing it around slab floors, radiant heat and post-and-beam roofs without wrecking what makes the house an Eichler.
Additions and whole-house remodels
A fourth bedroom and second bath pushed into the side yard, a primary suite, or a down-to-the-studs renovation of the whole 1,400-square-foot ranch, with Title 24 and the reach code priced in from the start.
ADUs and new homes
Sunnyvale's deep lots take a detached ADU well, and garage conversions are common. For teardown-rebuilds and ground-up homes we work from your architect's plans through the city's plan check.
What the City of Sunnyvale asks of a project
- The Sunnyvale reach code — Sunnyvale adopted local amendments to the California Energy Code that go further than the state: all-electric requirements for new construction, EV-ready wiring, and electrification triggers on larger remodels and additions. We build to it, and we tell you at the proposal stage what it means for your water heater, your range and your panel.
- Permits through the Sunnyvale One-Stop Permit Center — the city's Community Development Department reviews plans at City Hall on Olive Avenue. We handle the submittal with your architect and schedule inspections around the crew, not the other way round.
- Eichler-specific sequencing — slab-on-grade means plumbing moves are planned before demolition; flat and low-slope roofs mean the insulation and HVAC plan is settled early.
- Living in the house while we work — containment, daily cleanup and a schedule you can see week by week, which matters on a one-story house with one bathroom.
- One quote that holds — detailed, line-item proposals before demolition, and changes priced in writing before they happen.
"Tomio communicated early and often. We always knew where we stood and when things would get done next. Tomio ensured our house was move-in ready on time, by the agreed upon date."
"Responsive, friendly, great attention to detail, and they don't break the bank! Working with Tomio is always a treat."
